A large traditional Scottish country house which has been renovate and sleeps 14 people in 6 bedrooms. On the ground floor there is the sizeable lounge with plenty of entertainment, the fully equipped kitchen/diner and also a separate dining area. In addition its great that the property of this size also has a separate second lounge known as The Den with another TV - this has a sofa bed to accommodate 14 people. Also downstairs is the shower room and a twin bedroom. Upstairs is the master bedroom with ensuite, a further kingsize bedroom and 3 twin bedrooms as well as the family bathroom. A travel cot and high chair is also available. Outside the cottage has both a front and rear garden with specatular views - the hot tub (chargeable at £60 per stay) and BBQ are to the rear of the property. Well behaved pets are welcome at a cost of £30 per pet.

Useful Info: As the living accommodation is on the ground floor, as well as a bedroom and shower room this property would be suitable for people with mobility issues. 

Parking: There is plenty of parking area around the proeprty.

Booking:  There is a 25% deposit to book out the dates for this property 4 weeks before arriving.

Local Area LOCAL AREA

From the cottage there are great views across Glenlivet to the surrounding countryside with cycle and walking routes throughout the Crown Estate. If you're feeling a little more adventurous, you have access to 18 of the 43 Munros and 5 of the highest mountains in Scotland. There are literally great walks from the doorstep as well as fantastic cycle trails through out the Glenlivet Estate. Through April to September, the River Spey & Avon are teaming with native brown trout & grayling, although you may have a little competition from the Eagles & Ptarmigan down by the Avon! For those who want to taste a 'wee dram' of Scotland's finest produce, you'll only have to nip next door to the Glenlivet Whisky Distillery to start your whisky trail. Lecht Ski resort is only 15 minutes drive from the cottage with ski & snowboard equipment hire, lift passes, group and individual classes available. Both Cairngorm and Glenshee Ski Resorts are between 45-60 minutes away but the slopes are well worth the journey! Booking: A 20% deposit is required to book out the dates for this property

Terms & Conditions BOOKING TERMS & CONDITIONS

Booking Terms 25% deposit is required to secure the dates with the balance due 8 weeks prior to arrival. Where a booking is made within 8 weeks of arrival then full payment will be required at the time of booking. We accept most forms of payment including bank transfer; all major credit cards and UK issued debit cards. Rental is inclusive of linen and towels, as well as utilities (gas and electricity) unless otherwise stated on the individual property adverts. Fair usage policy applies. All breakages are chargeable. Click Book Stay have the right to charge a fully refundable security deposit.

Cancellation Policy - Once a booking deposit has been paid and the booking confirmed in writing, the Tenant is liable for the whole amount of the rent for the period booked.  Any cancellations must be made in writing and acknowledged by us. 

In the event of a cancellation, the following charges will apply:

  • If notice of cancellation is given more than 8 weeks before your arrival date, 25% of the total tariff is non-refundable
  • If notice of cancellation is given with less than 8 weeks of your arrival date, the full amount is payable.

 Holiday / Cancellation Insurance. Once booked, the Tenant is liable for the complete Property rental costs. As such, it is strongly recommended that the Tenant take out suitable holiday / cancellation insurance to cover costs incurred by unexpected holiday cancellation.  Booking Protect, which is a cancellation policy, is offered as an option at the time of booking via the TS Holiday Lets website.  Booking Protect is an independent company and not in any way related to TS Holiday Lets.
